This NEW website launched in October 2010 featuring 360°
views inside and out, live availability, pricing and offers
with secure online
booking and payment via PayPal for Tower Cottage in Jedburgh, Scottish Borders.
Between July and October 2010. we carried out a
comprehensive upgrade and replacement of all the furnishings
and equipment, installed features to make the cottage more
child and pet safe, completely redecorated inside and out,
plus installed modern efficient gas central heating.
Please note that Tower
Cottage is no longer available to rent from April 2012.
Tower Cottage
has three bedrooms with a large open plan lounge/diner and
kitchen on the lower level with a
large decked balcony outside. A spiral tower staircase takes
you to a bathroom with bath/electric shower and WC, a second
WC and the bedrooms. The cottage is a no smoking property
which sleeps up to six in the bedrooms (double, twin &
bunks) plus another two on a pull out bed settee in the
lounge. We also provide a cot for an additional infant. All
bed linen (except for cot), towels, fuel, internet access
via a PS3 and UK landline calls are included in the booking
price. One well behaved, house trained dog will be welcome, but
please read our policy on dogs staying at the cottage at the
bottom of this page.
As the cottage is situated on an
elevated position high above the town centre there are
commanding views across the town to open countryside with
sunlight on the balcony from early morning to late afternoon
in mid summer. Unfortunately because of the location,
disabled/elderly or those of limited mobility will find access difficult at best and not possible for
wheelchair users as the paths to the cottage have steep
inclines and steps, plus steps to the balcony and entrance
door.

With superb views over the pretty, ancient royal town of
Jedburgh, Tower Cottage at Larkhall Burn is extremely comfortable and the
perfect base to explore the many hidden secrets of the
Scottish Borders.
The famous Jedburgh Abbey founded in 1147, the Castle Jail
and Mary Queen of Scots House are all within a short walk.
Bonnie Prince Charlie, Robert Burns and William Wordsworth
all visited the town, which was granted the status of a
Royal Burgh by King David I in circa 1150.
With its beautiful scenery and fabulous history, the Borders
offers so much, with the advantage of being able to get away
from it all with its quiet roads and friendly people.
The Waterside Fitness Centre with a 25 metre pool and
Jedburgh Golf Club are further attractions of the town.
Walking, cycling, horse-riding, golfing and fishing are
outstanding and available nearby.
Jedburgh offers a fine selection of restaurants and pubs,
individual shops and supermarkets. Indian, Chinese,
Turkish/Italian or traditional takeaways allow you the
freedom from cooking if the mood takes you.

Tower Cottage is only five minutes walk from the centre of
Jedburgh, but from its elevated position, peace and
relaxation is guaranteed.
The cottage offers an open-plan kitchen, sitting room and
dining area to allow plenty of space to do your own thing.
One of the lounge sofa’s contains a pull out bed to
accommodate an extra two guests.
To the front is a decked balcony ideal for alfresco
refreshments, and is gated for child and pet safety.

The large spacious living area with fully equipped kitchen
has a ceramic hob, electric fan oven, fridge with freezer
compartment, microwave and
dishwasher, the lounge has a FreeView HD ready TV with built
in DVD, DAB/FM/CD/MP3 Hi-Fi with iPod dock and a PlayStation
3 games console. Internet access via the PS3 is included,
but we can provide a WiFi connection for laptops or smart
phones for £10 per week. We are also a member of the
BT FON network, so if you are a BT Broadband
customer or a BT Openzone subscriber you can connect to our
wireless hotspot using your own logon and password account
details on your own secure dedicated channel for free!
Inside the turret, the spiral staircase leads to a double
bedroom, twin bedroom and a bunk bedroom. All bedrooms have
a FreeView TV with built in DVD.
For your convenience the cottage has a main bathroom with
WC, basin and an electric shower over the bath plus a
cloakroom with WC and basin.

The cottage has newly installed modern gas central heating with double-glazing.
Power, light, heat, landline UK telephone calls and
internet access via the PS3 plus bed linen and towels are
included in the rental price. A high chair and travel cot
are also provided, but you must supply your own linen for
the cot.
The small private estate of Larkhall Burn where Tower
Cottage has been built, was once an orchard nursery.
Many of the original old apple trees are still there, plus
there are some newer dwarf apple trees with various
varieties of eating and cooking apples to be had in the
autumn. There are also some pear trees, a fruit for
which the town was once famous. At one time, there
were over 40 types of pears growing at Lady's Green in the
town.


Our Dogs Policy
We are dog owners
ourselves and also run our own dog grooming business. We hope you
understand that we have to respect the privacy, comfort and
well being of all our guests and those in neighbouring
properties. We therefore ask you to read our policy on
dogs below before committing to book our accommodation.

We welcome ONE well behaved
dog (two by special request - contact us first) which is
charged at £15 per week per dog.

Only house trained dogs are
permitted, so if you dog is young (or old) and prone to
accidents indoors then we are sorry, but we cannot
accommodate them.

Under no circumstances are
dogs EVER to be LEFT ALONE in the cottage, as even an
old faithful can get distressed and feel abandoned in
unfamiliar surroundings and exhibit uncharacteristic and
destructive behaviour.

Dogs are not allowed in the
bedrooms or on any of the furniture. Please use
the stair door and top landing stair gate to prevent
this.

Do not allow your dog to
relieve itself or foul on or under the decked balcony or
steps.

You must immediately bag and
bin all dog foul.

You must keep your dog on a
lead and under full control at all times within
the common grounds of Larkhall Burn,
as there are free range hens and likely to be small
children too.

You must bring your own bowls,
beds, poo bags and towels for your dogs. On no
account should any towels provided in the cottage be
used on your dogs.

Please ensure you have cleaned
all traces of dog hair, paw prints, etc., from the
cottage on your departure.

There are many parks and
riverside walks in and around Jedburgh where your dog
can be exercised. Details are in the Welcome
Information Folder in the cottage.
Directions
Jedburgh is half way between
Newcastle and Edinburgh on the A68. The town is very compact
and the High street links all the approach roads. Click on
the link below the Google Map to view a larger one in it's
own window where you can zoom
right in to see your route with street view and get turn by
turn directions if you need them.
Turn off the A68 into the town
centre at Canongate. With
the large public car park on your left go straight ahead to
Market Place in the centre of the town. At the
junction with the High
Street with the Unicorn statue on your left go
straight across into Exchange street and head up the hill
which quickly gets steeper and becomes Lanton Road.
After about 400 metres turn left into Wildcatcleuch then left again into
Larkhall Burn Private Parking. Tower Cottage is the
first on the right at the bottom of the car park steps.
Entry to the cottage is after 4pm on the day of arrival.
Please vacate by 10am on the day of departure.
